Requirements

  • 2+ years of experience in a compliance, permitting, or regulatory role, preferably in commercial real estate or a related industry (but not required)
  • Exceptional organizational skills and attention to detail
  • Experience navigating government processes, such as applying for permits or licenses, is highly preferred
  • Familiarity with tax compliance (e.g., sales tax, business taxes) is a plus

Responsibilities

  • Research and identify all required permits, licenses, and registrations for new parking facilities in the cities and states AirGarage operates
  • Prepare and submit applications for permits and licenses, ensuring all documentation is accurate and submitted on time
  • Follow up with local government agencies to track application status and resolve any issues or discrepancies
  • Travel to cities as needed to meet with regulatory officials, attend hearings, or complete in-person requirements for permitting processes
  • Work closely with our regional and central operations teams to ensure we are aware of regulatory changes that may impact our business
  • Maintain a detailed database of all permits and licenses, including expiration dates, renewal requirements, and associated fees
  • Proactively manage permit renewals to ensure uninterrupted compliance, submitting renewal applications well in advance of expiration dates
  • Monitor changes in local and state regulations that may impact permitting or licensing requirements and adjust processes accordingly
  • Work closely with the finance team to ensure compliance with all relevant tax obligations, including sales tax, business & occupation (B&O) tax, and specialized taxes like commercial parking taxes
  • Research tax requirements in each jurisdiction and ensure proper registration, filing, and payment schedules are maintained
  • Conduct in-depth research into local permitting and tax regulations, often navigating unclear or complex processes
  • Communicate directly with city and state officials via phone, email, or in-person visits to clarify requirements and resolve issues
  • Document findings and create standardized processes for recurring compliance tasks to improve efficiency
  • Maintain meticulous records of all permitting and tax-related activities, including applications, correspondence, and approvals
  • Use project management tools to track deadlines, prioritize tasks, and ensure no permits or tax filings are missed
  • Provide regular updates to the operations team on compliance status for all facilities
