Responsibilities
- Lead the global workplace services strategy team, offering strategic direction and thought leadership
- Optimize utilization, enhance employee workplace experience, and increase the value of the real estate portfolio
- Continuously assess AT&T’s owned and leased properties, focusing on occupancy costs, consolidation initiatives, monetization strategies, and service delivery
- Manage real estate rent, operating expense, and capital budgets
- Direct the creation of integrated financial plans, workplace experience strategies, and strategic portfolio plans for real estate acquisition and disposition activities
- Provide strategic direction for the administration, budgeting, and financing activities related to real estate transactions
- Lead a diverse team of real estate professionals, including AT&T employees, contractors, alliance partners, real estate brokers, and consultants
- Provide mentorship to senior real estate and strategy professionals, fostering a culture of service excellence, thought leadership, development, and growth
- Inspire cross-functional teams to deliver complex projects aligned with corporate goals and industry best practices
- Foster a collaborative environment that encourages open communication, knowledge sharing, creativity, and innovation
- Regularly interact with senior management or executive levels to provide financial and business operations inputs for the overall workplace services strategy
- Direct the strategy for negotiating contracts with and managing outsourced alliance firms and service providers
- Provide input on the governance for contracts and service providers
- Provide strategic input on projects requiring in-depth knowledge of organizational objectives and company protocols
- Maintain a working knowledge of the Global Workplace Services portfolio, financials, policies, procedures, technical standards, and relevant laws
- May lead the strategic real estate development process, including strategic site planning and coordination with municipalities and agencies
- May provide strategic direction for building operating, maintenance, infrastructure programs, and energy reduction initiatives
- May manage both domestic and international real estate activities
- May have 24/7 responsibility to respond to emergency situations
