Requirements
- Five plus years progressive facilities management preferably in life science and/or laboratory facilities properties including start-up and commissioning of life science laboratory and office environments or Class A commercial buildings.
- BA/BS in engineering, facilities management or related field required.
- Experience with technical education and hands-on-experience in the following disciplines: HVAC design and engineering, electrical design and engineering, refrigeration design and operation, water treatment, plant operations.
- Excellent leadership and managerial skills and desire to train, supervise and lead maintenance staff and contractors.
- Strong computer skills including proficiency with Microsoft Word, Excel, Outlook, Yardi, and work order systems.
- Ability to read and understand building plans and specifications.
- Strong customer service focus and ability to develop and maintain effective working relationships with regulatory agencies, vendors, contractors, tenants and employees.
- Excellent verbal and written communication skills and ability to communicate in a clear concise manner.
- Deep knowledge of financial terms and principles relating to facilities management and the ability to forecast and prepare budgets and reports summarizing financial, operating and capital performance data; organized, task and detail-oriented and able to work in a fast-paced, team-oriented environment with multiple deadlines.
Responsibilities
- Managing third party engineering service providers responsible for ongoing and day-to-day operation of facilities.
- Overseeing budget planning for assigned portfolio including providing various reports summarizing the financial, operating and capital expenditure activity related to each property.
- Selecting vendors and secure bids on approved, operating and capital budget items that pertain to maintenance, engineering and tenant services.
- Ensuring completion of maintenance work in accordance with established standards and in compliance with safety regulations and building codes.
- Reviewing and approving maintenance, engineering and utility invoices for cost, allocation, account coding, amount and completion and construction work performed by contractors.
- Conducting site inspections to assess the physical condition of buildings and systems.
- Overseeing preparation and filing of periodic reports with government/regulatory authorities including environmental permitting, i.e.: water treatment, hazardous waste disposal, air permits, underground tank permits, etc.
- Implementing a preventative and predictive maintenance program maximizing the value of company assets.
Preferred Qualifications
- Certification in facilities management a plus.
- Experience with effective resource conservation programs in commercial or institutional buildings required, with LEED accreditation desirable.
