Requirements

  • Master’s degree or foreign equivalent in Accounting, Finance, or related field and 3 years of experience in the job offered or related occupation.
  • 3 years of experience required in utilizing Tableau to analyze complex and large datasets to provide insight by geography and building type.
  • Experience with Excel and modeling, conducting analyses and reporting using complex and large data sets.
  • Experience with US GAAP compliant accounting quarter-end close processes utilizing SAP to book accrual and adjustment journal entries.
  • US GAAP accounting concepts including property tax, ASC 842 lease accounting, and Fixed asset capitalization.
  • Managing client / business-partner relations and providing an accounting and finance perspective to business conduct and decision making.
  • Using Microsoft Visio to create Gantt charts and process flow diagrams to assess, improve, and document accounting and finance processes.
  • SOX testing and review of key Internal Controls over Financial Reporting (ICFR).

Responsibilities

  • Forecast and analyze rent and occupancy expense for Apple offices, data centers, and the worldwide fleet of Apple Retail stores.
  • Maintain a suite of reports to provide executive leadership with new insights as cost trends and leasing activity changes.
  • Monitor retail revenue performance to support percentage rent forecasting and related journal entries.
  • Provide in-depth analysis of key cost drivers along with commentary on forecast flux, actuals, and plan.
  • Partner with the business to understand the pipeline of projects and impact to the P&L and forecast.
  • Participate in regular meetings with RE&D leadership to share insights and evaluate trends compared to historical and forecast.
  • Partner with Global Business Solutions in many areas including property tax analysis and accruals.
  • Partner with Lease Accounting to determine lease amortization, variable rent, and associated P&L impact of lease renewals and extensions.
  • Support Retail and Apple corporate teams in ad hoc analytical projects, including process and systems improvements.
  • Contribute to Apple’s annual planning process through rigorous analysis and presentations supporting Apple’s ongoing RE&D strategy.
