The Utilities Analyst is vital to the success of Essex’s Utilities Department. The department’s aims are minimizing utility expenses, maximizing reimbursements, and contributing to the Company’s sustainability goals. This is achieved by understanding and analyzing energy markets and utility providers, leveraging billing, usage, and rate data for insights, and identifying actionable opportunities within the portfolio. The Analyst supports our team by focusing on reporting, data analysis, and budgeting and forecasting.

WHAT YOU WILL DO:

Reporting and Data Analysis

  • Analyze and forecast property utility usage and effective rates across Essex’s entire portfolio of properties; report on utility usage regularly.

  • Synthesize data to aid in the formulation of expense reduction or reimbursement maximizing strategies.

Financial Analysis and Budgeting

  • Create detailed financial models for budget variance analysis and investigate drivers of budget variances.

  • Develop utility budgets in coordination with the rest of the Utilities team and other internal stakeholders.

  • Prepare routine and special reports and presentations for management that provide insight and support decision-making processes.

Data Visualization and Business Intelligence

  • Develop and maintain dashboards to guide budget variance analysis.

  • Collaborate with business end-users to define requirements for reports and dashboards.

Energy Market Analysis

  • Gather and analyze energy market data to prepare comprehensive market analyses.

Cross-Functional Collaboration

  • Build and maintain effective working relationships with internal departments to ensure the achievement of key objectives.

WHAT YOU WILL NEED:

  • Bachelor’s degree from four-year college or university in real estate, finance, accounting, economics, philosophy, psychology, or related field required.

  • 0-2 years of experience in real estate or utilities, financial planning & analysis, and BI reporting is preferred.

  • Experience in multifamily real estate is preferred.

  • Proficiency in creating and analyzing complex pivot tables for data reporting and insights.

  • Experience using spreadsheet programs (including Microsoft Excel) and presentation programs (including PowerPoint).

  • Strong financial literacy with the ability to interpret and analyze income statements, balance sheets, and other financial documents.

  • Excel modeling skills, including financial projections and scenario analysis.

  • Proficiency with Microsoft Office applications required.

  • Detail-oriented, analytical and problem-solving skills.

  • Strong written and oral communication skills, interpersonal skills, and ability to work with others.

WHAT THE JOB REQUIRES:

  • Operates in a fast-paced work setting. Requires the ability to multitask and adapt quickly to changing priorities. May involve tight deadlines and high-energy work situations.

  • Work is primarily conducted in an office setting. Requires sitting at a desk or workstation for extended periods. Involves the use of standard office equipment such as computers, phones, and printers.

  • Requires the ability to work Monday through Friday. Entails in-person office requirements for a minimum of 3 days per week consistent with the Company’s hybrid policy, located at Essex’s corporate offices in Irvine, Woodland Hills, San Mateo, and Bellevue.

  • Requires the ability to sit or stand for extended periods. Minimal physical effort in the day-to-day tasks.

  • Regular travel to various locations for meetings, projects, client visits, or on-site work.

The salary range for this position is $81,000.00 – $114,000.00 per year. New hires generally start between $81,000.00 – $99,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
