Requirements

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.
  • Minimum of 10 years of experience in real estate construction management, with a proven track record in multifamily and single-family residential projects.
  • Familiarity with local building codes, permitting processes, and zoning regulations.
  • Strong project management skills, including budgeting, scheduling, and risk management.
  • Proficient in project management software (e.g., MS Project, Procore, Rabbet) and design tools (e.g., AutoCAD).
  • Excellent communication, negotiation, and leadership skills.
  • Ability to handle multiple projects simultaneously and work under tight deadlines.

Responsibilities

  • Develop and manage project plans, schedules, and budgets for multifamily and single-family residential construction projects.
  • Conduct feasibility studies and cost analyses for new development opportunities.
  • Collaborate with architects, engineers, contractors, and stakeholders during the design and pre-construction phases.
  • Manage purchasing and procurement.
  • Oversee all phases of construction, ensuring compliance with safety regulations, quality standards, and project specifications.
  • Manage vendor and contractor relationships, including negotiating contracts and ensuring performance expectations are met.
  • Monitor site activities, resolve issues promptly, and ensure the project timeline is maintained.
  • Track project expenses, submit lender draw requests, manage change orders, and ensure financial goals are met.
  • Prepare regular financial and progress reports for stakeholders.
  • Identify and mitigate risks that could impact project costs or schedules.
  • Assist with procurement and purchasing management.
  • Act as the primary liaison between internal teams, contractors, and external stakeholders.
  • Foster a collaborative environment to ensure alignment and efficient project execution.
  • Provide leadership and direction to on-site teams and subcontractors.

Preferred Qualifications

  • Background in Architecture or Design.
  • PMP (Project Management Professional) certification or equivalent.
  • Knowledge of construction technologies and trends in the real estate market.
