Project Manager

Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.
Minimum of 10 years of experience in real estate construction management, with a proven track record in multifamily and single-family residential projects.
Familiarity with local building codes, permitting processes, and zoning regulations.
Strong project management skills, including budgeting, scheduling, and risk management.
Proficient in project management software (e.g., MS Project, Procore, Rabbet) and design tools (e.g., AutoCAD).
Excellent communication, negotiation, and leadership skills.
Ability to handle multiple projects simultaneously and work under tight deadlines.

Develop and manage project plans, schedules, and budgets for multifamily and single-family residential construction projects.
Conduct feasibility studies and cost analyses for new development opportunities.
Collaborate with architects, engineers, contractors, and stakeholders during the design and pre-construction phases.
Manage purchasing and procurement.
Oversee all phases of construction, ensuring compliance with safety regulations, quality standards, and project specifications.
Manage vendor and contractor relationships, including negotiating contracts and ensuring performance expectations are met.
Monitor site activities, resolve issues promptly, and ensure the project timeline is maintained.
Track project expenses, submit lender draw requests, manage change orders, and ensure financial goals are met.
Prepare regular financial and progress reports for stakeholders.
Identify and mitigate risks that could impact project costs or schedules.
Assist with procurement and purchasing management.
Act as the primary liaison between internal teams, contractors, and external stakeholders.
Foster a collaborative environment to ensure alignment and efficient project execution.
Provide leadership and direction to on-site teams and subcontractors.
