Requirements
- Bachelor’s degree (or similar relevant experience) in Project Management, Facilities Management, Construction Management, Architecture, or Civil Engineering preferred.
- 7-10 years of directly related experience in a hazmat or FPE construction project role specific to retail, industrial or light industrial warehouses.
- Hazardous materials compliance management experience is a must.
- Excellent grasp of NFPA and Life Safety codes.
- Experience in Fire Protection Engineering and Fire Alarm and Suppression System Design.
- Exceptional organizational skills and attention to detail and accuracy with an ability to manage multiple projects, prioritize work, manage timelines, and control project budgets.
- Ability to read and understand construction specifications.
- Ability to understanding and interpret lease documents.
- Experience building relationships with internal and external stakeholders and consultants.
Responsibilities
- Manage relationships with General Contractors, Architects, and other Vendors including management of contractual agreements and insurance requirements for all.
- Conduct pre-bid, pre-construction meetings or walk-throughs on site either personally or with reliance on trusted GC’s.
- Quickly prepare and turnaround scope and budget estimates in support of Real Estate negotiations; provide and manage budget and schedule.
- Manage punch list inspections and compliance either directly or using 3rd party vendors.
- Obtain all necessary documentation (Certificates of Occupancy) and permitting associated with each project.
- Prepare take-off and budgets in collaboration with construction managers and field team.
- Develop preconstruction schedule and monitor progress.
- Pre-qualification of site feasibility for fire suppression systems, zoning and code requirements.
- Review pay applications, sworn statements and lien waivers for compliance and accuracy.
- Manage Landlord construction projects and Tenant Improvement projects and budgets.
- In coordination with the Director of Real Estate and the Director of Construction, create milestone tracking reports and project timelines to tighten project lifecycles.
- Manage project risk proactively while actively communicating project progress with stakeholders.
- Travel to projects when required to ensure on time completions.
- Additional duties as may be required to support Relocation, Remodel and Facility repair construction projects as needed.
Preferred Qualifications
- High level of proficiency with Excel, Word, and PowerPoint.
- Willingness and desire to travel; travel requirements to be determined but could easily exceed 50% and will largely be at the discretion of the Project Manager with input from the Director of Real Estate.
