Requirements

  • Bachelor’s or Master’s degree in Urban Planning, Engineering, Real Estate Development, or a related field.
  • 3 – 7 years of experience in residential and/or commercial development related activities.
  • Strong understanding of the entire development and construction process.
  • Excellent communication and interpersonal skills, with the ability to engage effectively with internal teams, government officials, and community stakeholders.
  • Demonstrated leadership and project management skills.

Responsibilities

  • Network with developers, brokers, landowners, and other builders to determine new land opportunities.
  • Identify potential land acquisition targets that would create residential land opportunities that are consistent with the division’s growth targets.
  • Grow land acquisition pipeline necessary to meet company goals.
  • Draft, publish and negotiate letters of intent and purchase and sale agreements.
  • Manage and complete due diligence review, underwriting, and approvals for proposed new land acquisitions.
  • Collaborate with internal teams, external consultants, and government agencies.
  • Assist in negotiating terms of purchase and sale agreements.
  • Construct and publish an acquisition presentation for submittal to a committee for final approval.
  • Maintain management reports to ensure clarity regarding acquisition schedule and needs.
  • Maintain compliance with all company policies and procedures.
  • Collaborate with internal departments such as design, engineering, and construction to ensure seamless integration of forward planning strategies into project execution.
  • Manage the entitlement process and related consultants on multiple projects to deliver Platted lots and approved construction documents on schedule and within budget.
  • Ensure entitlement and construction documents adhere to municipal specifications.

  • Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA, and other federal, state, and local standards, including meeting qualitative and/or quantitative productivity standards.
  • Ability to maintain regular, punctual in person attendance consistent with the ADA, FMLA, and other federal, state, and local standards.
  • Must be able to lift and carry up to 25 pounds.
  • Must be able to talk, listen and speak clearly.
