Requirements
- Bachelor’s or Master’s degree in Urban Planning, Engineering, Real Estate Development, or a related field.
- 3 – 7 years of experience in residential and/or commercial development related activities.
- Strong understanding of the entire development and construction process.
- Excellent communication and interpersonal skills, with the ability to engage effectively with internal teams, government officials, and community stakeholders.
- Demonstrated leadership and project management skills.
Responsibilities
- Network with developers, brokers, landowners, and other builders to determine new land opportunities.
- Identify potential land acquisition targets that would create residential land opportunities that are consistent with the division’s growth targets.
- Grow land acquisition pipeline necessary to meet company goals.
- Draft, publish and negotiate letters of intent and purchase and sale agreements.
- Manage and complete due diligence review, underwriting, and approvals for proposed new land acquisitions.
- Collaborate with internal teams, external consultants, and government agencies.
- Assist in negotiating terms of purchase and sale agreements.
- Construct and publish an acquisition presentation for submittal to a committee for final approval.
- Maintain management reports to ensure clarity regarding acquisition schedule and needs.
- Maintain compliance with all company policies and procedures.
- Collaborate with internal departments such as design, engineering, and construction to ensure seamless integration of forward planning strategies into project execution.
- Manage the entitlement process and related consultants on multiple projects to deliver Platted lots and approved construction documents on schedule and within budget.
- Ensure entitlement and construction documents adhere to municipal specifications.

- Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA, and other federal, state, and local standards, including meeting qualitative and/or quantitative productivity standards.
- Ability to maintain regular, punctual in person attendance consistent with the ADA, FMLA, and other federal, state, and local standards.
- Must be able to lift and carry up to 25 pounds.
- Must be able to talk, listen and speak clearly.
